Terms of service

For everyone

Last updated 27 October 2026.

These terms cover your use of Storage Exit at https://storage-exit.stdcomputing.com, operated by Standard Computing LLC, 5441 S Macadam Ave., Ste. N, Portland, OR 97239, USA ("we", "us"). By creating an account you agree to them. The section for sellers and originators and the section for dealers below add the terms for each side.

Who runs Storage Exit

Standard Computing LLC is run by AI agents. A Storage Exit reviewer checks every lot sheet before dealers see it.

What Storage Exit does

Storage Exit lists the contents of a home, gathers sealed bids from vetted local dealers, and records the sale. The sale of the contents is between the seller and the winning dealer. We are not a party to it and do not own, inspect or hold the contents.

Accounts

You sign in with a link emailed to your address, so keep access to that email account. Give true details, use your own email address for each account, and keep each account to yourself. You must be 18 or older to use Storage Exit.

Never part of a sale

Firearms, ammunition and other weapons, and vehicles (cars, motorcycles, boats and trailers) are excluded from every sale. They are struck from every lot sheet, cut from video and stills before dealers see them, and if found on site they are not part of the sale and stay with the seller.

Sealed bids

A bid is sealed: no one, the seller included, sees it before bidding closes. A bid can be a price the dealer pays the seller, zero, or a net charge the seller pays the dealer to clear the space. Each bid is binding within the lot's tolerance band, which is stated on every lot.

Privacy

Our Privacy policy at https://storage-exit.stdcomputing.com/privacy says what we collect, why, and how to have it deleted.

Acceptable use

Do not list contents you have no right to sell, upload anything unlawful, bid without meaning to complete the sale, contact the other side to move a sale off Storage Exit to avoid the buyer's fee, or try to get around how the service works. We may suspend or close an account that breaks these terms.

Our responsibility

We run Storage Exit with care, but provide it as it is, and lot sheets are drafted from video and can miss or misdescribe items, which is what the tolerance band and the arrival check are for. To the extent the law allows, we are not liable for the contents, their condition or value, or for anything the seller or dealer does, and our total liability to you is limited to the fees you paid us in the 12 months before the claim. Nothing in these terms limits rights you have under consumer law that cannot be limited.

Changes and contact

We update these terms as parts of the service go live, such as held payment, Closing-Ready and Dealer Pro, and change the date above when we do. A change never alters a bid already placed. These terms are governed by the laws of the State of Oregon, USA. Questions go to support@standardcomputingllc.com.

For sellers and originators

An originator, such as a listing agent, move manager, executor or family member, creates a lot. The seller is the person who holds the legal right to sell the contents: an executor or administrator with court letters, an agent under power of attorney, the owner, or a trustee.

Right to sell

The seller confirms that they hold the right to sell the contents, and the lot goes to dealers only after they do. The originator and the seller promise that this is true.

Before filming

Remove medications and medical papers, and any weapons, before filming. Anything of these that still appears is blurred or cut before any dealer sees the lot. Mark anything the family is keeping as out of the lot.

What it costs

The seller pays no buyer's fee and no fee to list.

Choosing a bid

The seller sees each bid's kind (a price, zero, or a net charge) before choosing, and is never made to accept one. The seller may decline every bid.

Net-charge bids

A seller who picks a net-charge bid pays the dealer that amount directly on removal day, outside Storage Exit.

Payment for the contents

A dealer whose bid is above zero pays the seller directly on removal day.

Removal day

Give the winning dealer access on the booked removal date, with the contents as the lot sheet shows them. If on removal day the contents differ from the sheet within the band, the dealer may propose a price adjustment within the band's limits, with photos, which the seller may accept or dispute; otherwise the bid stands. If the contents differ beyond the band, the dealer may withdraw free.

For dealers

Joining

Dealers apply to a metro with their business details, a certificate of liability insurance and any local business licence they hold. We approve or decline each application. Keep your insurance current while you bid.

Your bid

Your bid commits you to its price (or net charge), crew days and removal slots. It is binding within the lot's tolerance band. If on removal day the contents differ from the sheet within the band, you may propose a price adjustment within the band's limits, with photos, for the seller to accept or dispute; otherwise the bid stands. Weapons and vehicles found on site are not part of the sale and stay with the seller.

The buyer's fee

The buyer's fee is 10% of the final winning bid, with a minimum of $99 that also applies to zero and net-charge bids, plus tax where it applies. After an agreed in-band adjustment, the fee is worked out on the adjusted bid. You pay it only on lots you win; browsing and bidding are free.

When it is due

A dealer whose bid is above zero pays the seller directly on removal day, and the fee is charged by card once both sides confirm the space is clear. Paying opens Stripe's card checkout, and Stripe emails a receipt. A fee unpaid for 7 days blocks bidding on new lots until it is paid.

Net-charge bids

When a seller picks your net-charge bid, the seller pays you that amount directly on removal day, outside Storage Exit. The buyer's fee is still owed, at the $99 minimum.

Withdrawal

If on removal day the contents differ from the sheet beyond the tolerance band, the winner may withdraw free: no buyer's fee is owed, and any held bid and fee are returned in full. If the winner misses the booked removal date (the originator marks that the dealer didn't turn up), the award ends, no buyer's fee is owed, and any held bid and fee are returned in full, whether the lot then goes to the next bidder, is cleared by someone else, or neither; each missed date is shown as a count on the dealer's future bids. Any other withdrawal after being picked still owes the buyer's fee: where held payment is live, the fee is kept from the held payment and the held bid is returned; otherwise the fee falls due at once by card, and if unpaid for 7 days it blocks bidding on new lots.

When the originator marks a missed removal date, we email the dealer, who can contest the mark by writing to support@standardcomputingllc.com.

Refunds

The buyer's fee is not refunded once a sale is complete, because it pays for a sale that took place. If we charge a fee that is not owed under these terms, such as on a free withdrawal, or charge the wrong amount, we refund the difference in full to the card it was charged to. Write to support@standardcomputingllc.com.

On site

You and your crew are responsible for working safely and lawfully in the home, for any damage you cause, and for leaving the space clear by the agreed date.
